About Us
Our overwater property rests directly above the Celebes Sea in Semporna. Wooden walkways connect each distinct area across the open water. We designed the layout so you remain close to the marine environment at all times. You can see the gentle waves flow right past your windows and beneath your floorboards.
The architecture pairs modern lines with natural timber elements. Large glass doors open to reveal expansive ocean views right from your bed. Your private balcony includes a glass-sided plunge pool to help you cool off in comfort. This feature allows you to float while looking directly into the sea below. We are located a short 30-minute boat ride from the main town.
Our daily dining includes a full board menu centered around regional seafood. The team focuses on detailed and personal service for every guest who stays with us. We highly recommend reserving your dates well ahead of time because our rooms fill up fast. Securing your booking early ensures a highly memorable getaway in Sabah.
Where You Will Stay
We offer two types of overwater spaces designed for comfort. Each features a private outdoor area with a glass-sided plunge pool looking out over the open sea.
This space rests right above the ocean. You get a canopy king bed alongside polished wooden floors. Wide glass doors lead to a private balcony equipped with a glass-sided pool and an open-air bathtub. You can walk right down your own wooden steps to swim in the clear water.
This is our largest accommodation option. A transparent floor panel lets you watch marine life swim by from inside the room. Outside you will find a large private plunge pool and a freestanding bathtub facing the ocean. It provides a highly private environment for a romantic stay.

Included Dining
Your stay covers three meals each day. Our kitchen prepares a wide buffet using fresh local ingredients. You will find regional Sabahan recipes alongside familiar dishes.
Begin your day with a mix of local and western items. We serve hot coffee, tropical fruits, eggs made your way and warm baked goods. Food is ready early for those planning morning diving excursions.
Our afternoon buffet features a changing menu. You can enjoy freshly caught fish, traditional rice recipes and seasonal vegetables. We provide both light snacks and fulfilling main courses.
The evening meal focuses heavily on local seafood catches. We grill fresh fish and prawns daily for our guests. You can eat your meal while watching the sun set over the horizon.
Experiences
Semporna offers rich marine life. Our resort places you right next to excellent diving and snorkeling locations. You can take a brief boat ride to reach protected marine parks and nearby islands.
Swim over colorful reefs just outside your room. You might spot sea turtles and small reef sharks swimming through the clear waters nearby.
Experience incredible underwater diversity. The local dive sites are famous for bright soft corals and large manta rays. We are located close to several excellent diving spots.
Take a kayak out onto the calm surface. You can paddle past small hidden bays and see the traditional stilt homes built by local sea communities.
Plan a full day touring the surrounding islands. You will find quiet white beaches and clear lagoons across the region.
Walk up the jungle trail on Bohey Dulang island. The peak gives you an amazing wide view of the ocean and the scattered islands below.
Obtain a rare permit to visit Sipadan. This location is famous globally for its large schools of barracuda and green turtles.
You do not need to leave the property to have a good time. Relaxing right on your balcony is a great way to spend the afternoon.
Hike up the side of a dormant volcano. The top viewpoint reveals a massive blue lagoon bordered by green islands.
Spend an entire day visiting these quiet islands. The shallow waters here are perfect for easy snorkeling right off the white sandy beaches.
Tour the largest marine reserve in Malaysia. The trip includes a stop at the beautiful Mantabuan Island beach for swimming and reef viewing.
Mabul is known for incredible macro diving opportunities. Kapalai features structures built directly over a shallow sandbar. Both stops offer great marine life sightings.
Take a trip to Malaysia's only true oceanic island. You can snorkel near the shore to see deep drop-offs and large schools of fish.
Use a daily permit to dive at famous spots like Barracuda Point or the Drop-Off. The deep walls attract massive pelagic fish all year long.

Travel Directions
You will reach the resort by taking a boat from Semporna. The ride takes about half an hour over calm ocean waters.
Fly into Tawau Airport first. Major local airlines offer direct routes from Kuala Lumpur and Kota Kinabalu. The flight from the capital takes roughly two hours.
You will need a car ride from the airport to the port town of Semporna. The drive usually lasts around an hour. You can hire a private taxi at the terminal or arrange a shared van ahead of time.
Our team manages the boat transfers from the main town jetty. Let us know your arrival schedule beforehand so we can prepare your ride. The trip to our property is quick and offers great views of the sea.
Guest Experiences
The VIP Premium Room with the waterslide was everything we hoped for. Spacious at 120 square metres, modern and very clean. The sea water directly below is crystal clear and you can step off the room into it. The seafood buffet was delicious and genuinely fresh. We booked a year ahead and are very happy we did.
The sea here is that beautiful glass-like color you see in Semporna photos. Stepping out of the room onto the terrace and looking down into clear water was something I had been hoping to experience. The room is large and clean, the meals were good and the staff were warm and attentive from the moment we docked.
Came as a family with young children. Staff gave the kids umbrellas when it was raining on arrival which made a lovely first impression. The waterslide was a massive hit. The sea was calm and clear for swimming right from our room steps. Meals were well-prepared and the whole trip went smoothly.
